Small apartments in Dubai Marina are more in demand
You might have heard the news, which stated that Dubai Marina remained the hot real estate investment spot during the year 2011. Yes, it is true that Dubai Marina is the top most searched location in Dubai on internet by the investors as well as the tenants. The greater demand of property in Dubai Marina has derived the prices of properties in these areas quite high. Those investors, who can afford its high prices, are considering having their own homes in there. While, on the other hand, those who cannot afford its high prices prefer living on rents in the same area than buying house in any other area.
Through out the previous year, it has been noticed that smaller residential units remained more in demand as compared to the larger ones in Dubai Marina. Especially, one or two bedroom apartments remained much in demand and very few sale transactions of the four or five bedroom apartments in Dubai Marina were reported. The demand of triple bedroom apartments remained moderately high in the region.
People in search of four or five bedroom apartments preferred to live in other villas community over Dubai Marina because they found same number of bedroom apartments in other villas community at much lower prices. Due to the greater demand of smaller units in Dubai Marina, the price recovery in smaller units of apartments is more as compared to the larger units. This has led developers to think about constructing smaller units with as much as three bedroom apartments.
However, prices of properties in Dubai Marina were declined in certain towers but a greater number of towers showed either stagnant or good price recovery despite the fact that overall value of Dubai real estate has low as compared to their peak times. Dubai Marina is still considered a safe Dubai real estate investment because it is expected that prices of properties in Dubai are expected to experience steady recovery in 2012 and Dubai Marina would be in the top of the list of areas showing quick recovery.
